A beautiful waterfront three-bedroom home in the wealthy New England enclave of Cape Cod has hit the market for just $239,000… but there’s a reason why it’s priced so low.
The home sits on top of a massive bluff and may be a bit too close for comfort for those worrying about erosion or rising sea levels.
However, if you’re willing to take the risk of being so close to the ocean, the home offers stunning panoramic views of the Atlantic.
The Outer Most House is situated right on the coast of Eastham at 153 Brownell Road, just 16 feet from the Cape’s iconic bluffs. It is for sale through realtor Jack Sullivan at William Raveis Real Estate & Home Services.
The 972-square-foot home has one bathroom, an open living space, and a wood-burning stove.
The Cape home is eco-conscious, featuring solar panels and a three-zone radiant heat system.
The house is fully solar-powered and environmentally friendly, creating more energy than it uses.
This unique find boasts a small yet stunning outdoor space where guests can relax on the outdoor furniture and take in the breathtaking ocean views.

A beautiful oceanfront property in the heart of Cape Cod has hit the market for a staggeringly low price of $239,000

The house is 972 square feet with three bedrooms and one bathroom. The home’s living space also features a floor-to-ceiling window looking out at the Atlantic Ocean

The home’s major downside is that it’s only 16 feet from an eroding sand bluff that is expected to rise
The Outer Most House has laminate floors and modern white appliances, including an in-unit washer and dryer.
Guests can take in the views from the living space, which boasts a floor-to-ceiling window overlooking the Atlantic.
There’s also a separate dining area and storage space, offering plenty of additional room.
Each bedroom features ample windows and sufficient space to accommodate a full or queen-sized bed.
There’s also a shed and an outdoor shower, allowing homeowners to make the most of the outside space.
The listing is a steal, having previously hit the market in 2020 for $450,000. Not only has the price nearly halved in the past five years, but it is also a fraction of the average home prices in Cape Cod.
The median list price for Barnstable County, which includes Cape Cod, was $925,000 in March, according to data from Realtor.com.
The New England hotspot is only growing in popularity as the median list price has increased by 55 percent in the last five years.

The home’s outdoor space is a dream, but the homeowner will have to reconcile with being so close to the edge of the sand bluff
Oceanfront homes in Cape Cod are even more expensive, with most homes listed for millions.
Although the stunning home comes at a shockingly affordable price, rising sea levels and erosion in the Cape present a significant risk for those wanting to score a beach house at a discount.
David Moot, who lived in a home just down the street from the Outer Most House on Brownell Road, previously opened up about purchasing a risky house.
He purchased the property at 157 Brownell Road, just five houses down from the Outer Most House.
Moot bought the Cape cottage for $395,000 in 2024 and told Bloomberg that he was willing to take the risk.
‘Life’s too short, and I just said to myself: «Let’s just see what happens,»‘ he told the outlet.
‘It’s going to eventually fall into the ocean, and it may or may not be in my lifetime’.
The tides off the coast of the Cape are projected to rise three feet closer to the homes every year.

The Outer Most House also has a dining room with a patio that overlooks the ocean

The house has modern finishes and laminate floors throughout

There’s only one bathroom in the home, but it features a large shower

Moot’s home was only 25 feet from the bluff, meaning his house could be in the ocean within the next decade.
